How to Renew Your Dubai Tenancy Contract Online via the Dubai REST App?
The Dubai Land Department has announced the introduction of the official Dubai REST App, which transforms the process of renewing Dubai rental contracts by simplifying the renting process and making it faster and more convenient.
UAE Pass authentication has now enabled tenants and landlords to go through the entire process of renewing an Ejari without having to visit typing centres or pay high broker renewal fees.
If the agreement is already finalized by both parties regarding the rental amount and year wise rent renewal terms then this process can be finalized with your own Smartphone in a few minutes as per RERA Rental Index.
What You Need Before Starting?
Please make sure that Landlord and tenant accounts are both current UAE Pass accounts prior to filling in the renewal application. The agreed on rental price, payment plan, Lease dates, and terms of indication of the property’s previous Ejari number (or title deed) should also be at hand. Government registration fees also have to be paid with a valid Debit/Credit card.
Step-by-Step Guide to Renew your Contract Online using Dubai REST App
Step 1: Log in to the Dubai REST App
Install Dubai REST App on iOS or Android App Store. Open the application, click on Login as Individual and log in with UAE Pass. Your Property Dashboard and your Tenancy Records will automatically show up under your profile when you have been verified.
Step 2: Access the Ejari Renewal Service
In the Services section select Register/Renew Tenancy Contract (Ejari). The application will show you any current tenancy contracts which can be renewed. Choose your active plan and click on the Renew button.
Step 3: Verify Property and Landlord Details
Please note the property information, such as the building and DEWA premise number. Type or verify the landlord’s Registered email address / mobile number linked to their UAE Pass account. Next, if there is accurate information, there will be no delays in the digital approval process.
Step 4: Update the New Lease Terms
Fill in the new rent amount, the number of rent cheques, the lease starting date and the end date based on what you agreed with the landlord. In case you haven’t, make sure to review all the financial details before proceeding to the next step because these are provided on your official Ejari certificate.
Step 5: Create Digital Signatures using UAE Pass
After the updated lease is submitted, the Dubai REST App will automatically email a digital signature request to the Dubai tenant and Dubai landlord, via UAE Pass. All requests must be approved by both parties before the tenancy can be renewed.
Step 6: Pay the Government Fees and Download Ejari
Once both the signatures are filled, you will be taken to the secure Online payment gateway. If the payment goes through, the renewed Ejari Certificate is created immediately and downloaded from the app as a PDF file.
Dubai REST Ejari Renewal Fees
Tenants can save unnecessary charges involving the agency’s renewal process that can run from AED 1,000 to AED 1,500 through taking the aid of Dubai REST App. Government processing charges are the only charges that apply.
| Fee Type | Approximate Amount |
| Ejari Registration Fee | AED 170 |
| Knowledge & Innovation Fees | AED 40–50 |
| Total Government Fees | Around AED 220 |
| Broker Renewal Charges | AED 0 (if completed via Dubai REST) |
Benefits of Renewing Through Dubai REST
The Dubai REST App provides a 100% paperless experience as well as saves both time and money. The Dubai Land Department oversees the renewal process, providing tenants with legally valid documents based on the renewal itself, without being dependent upon third parties.
The Application will also enable you to view your Ejari certificate instantly, which simplifies your DEWA, visa and banking processes among other government service processes.
